DETAILS
We had an offer from a Japanese firm to establish the office building which consists of 2 floors and 1 underground floor. It is located in Newport Beach, Orange County.
We convinced 6 housing properties and renovated them into the office building. At the same time, we have changed the zooming plan from housing to commercial office.
Before construction was completed, we pre-leased 40% of properties for tenants. We are carrying property management and reporting Interests ever since the construction was completed.
CHALLENGES
1. Usage of Limited Land Space
At the beginning of 1990, the pricing of land and properties have significantly increased. Especially Newport Beach was affected due to the condition of weather and location.
We provided post-tension slab underground packing structure, which is the must effective property business plan, based on limited cost and usage of property space with ROI.
2. Site Selection
For this step, we bought 3 housing buildings and changed them into an office building. We also had meetings with our business partners about business strategies of going abroad..
