DETAILS
We had established the 3 floor office building called Acacia I in Newport Beach, Orange County. In order to build Acacia I, we have convinced 3 housing properties and renovated into the office building. At the same time, we changed the zooming plan from housing to commercial office.
Before construction was completed, we pre-leased 60% of properties for tenants. After completing the construction, we are carrying a property management.
CHALLENGES
1. Investment from Overseas and Business Development
After 2000, the pricing of commercial land and property increased significantly. We had a consultation for many businesses which had came to the U.S in order to expand their market. The initial challenge of our commercial property business is establishing effective business plans and its management for investors with understandable ROI.
2. Site Selection
For this step, we bought 3 housing buildings and changed them into an office building. We also had meetings with our business partners about business strategies of going abroad.
3. Usage of Land and a Height Limit of the Structure
The location which our office buildings is located has a height limit of building structures, since it's close to John Wayne Airport. Therefore, we dug 3 feet from ground level and provided 3 floor structure with 2 floor height. This method was for the long-term ROI effect.
